Arcadia Retirement Expansion Progresses in Yeronga

Construction of RetireAustralia’s Arcadia Retirement Living in Yeronga continues to advance, with new apartments and community facilities expanding the existing development within Parkside Yeronga.



Expanding Arcadia at Parkside Yeronga

Construction at Parkside Yeronga has been progressing steadily, with the first townhomes by JGL Properties recently completed and occupied. Building on this momentum, RetireAustralia has begun marketing and selling premium independent living apartments in its Arcadia Retirement Living community. The marketing is operating from a temporary sales suite located at the corner of Park Road and Villa Street, near the Yeronga–Annerley boundary.

The development currently includes 159 independent living apartments and a 10-suite care hub. Plans have been lodged for an expansion to deliver an additional 58 apartments, following RetireAustralia’s acquisition of the final available lot in the precinct from Economic Development Queensland.

Former Health Facility Site Repurposed

The newly acquired site was initially approved for a large commercial or health facility intended for Children’s Health Queensland. The organisation has since opted to redevelop its existing facility on the corner of Park Road and Dublin Street, opening the opportunity for Arcadia’s expansion.

This decision allows RetireAustralia to consolidate the final portion of Parkside Yeronga, continuing the broader transformation of the former TAFE site into an integrated, intergenerational precinct.

Features and Facilities for Future Residents

Arcadia Retirement Living, designed by Marchese Partners | Life3A and constructed by Hutchinson Builders, forms part of the Yeronga Priority Development Area. The 3.1-hectare precinct will feature a combination of townhouses, affordable housing, and community amenities surrounded by 4,000 square metres of open green space.

Arcadia will offer a selection of one-, two-, and three-bedroom apartments, with prices starting from $835,000 for one-bedroom homes and reaching $1.6 million for three-bedroom residences. Apartments feature open-plan designs, generous storage, and age-friendly layouts.

Amenities include a cinema, gymnasium, yoga studio, rooftop recreation area, wine room, and billiards room. The community also provides a 24-hour emergency call system, concierge and wellness services, and an innovative Care Hub for short or long-term support.

Community Connection and Open Spaces

RetireAustralia will continue delivering the Parkside Yeronga Green Spine parkland, a publicly accessible garden designed to link the Arcadia community to the Yeronga Community Centre and Villa Street. This landscaped corridor will promote walkability and provide residents and locals with an additional open green area.



Arcadia is scheduled to welcome its first residents from early 2026. The village aims to provide a balance between independence and connection, offering a lifestyle that blends privacy, wellbeing, and community engagement.

Urban Renewal Project Breathes New Life Into Former TAFE Site

An urban renewal project has breathed new life into a 3-hectare, former TAFE site in a forgotten corner of the Parkside Yeronga precinct, where a disused urban space will soon become a vibrant community hub with a diverse range of housing options and amenities.



Designed by the architectural firm, Archipelago, this transformative project embodies a fusion of functionality, aesthetics, and inclusivity. With 281 homes planned for construction, including 75 units dedicated to social and affordable housing, and a retirement living facility with 169 apartments, Parkside Yeronga is set to become a neighbourhood that caters to the needs of all its residents.

The meticulous planning by Archipelago encompasses not only residential spaces but also commercial tenancies, small-scale retail establishments, a community centre, and over 4,000 square meters of open space. The master plan thoughtfully considers the site’s context, harmonising with the existing surroundings and emphasising a sense of diversity done well.

Notably, the Queensland government has committed $40 million to this ambitious project, forging a public-private consortium led by Economic Development Queensland in collaboration with JGL Properties, Brisbane Housing Company, and Retire Australia. The infusion of around $185 million in the private sector investment underscores the confidence and enthusiasm surrounding Parkside Yeronga.

Deputy Premier Steven Miles applauds the activation of previously underutilised urban land, citing Parkside Yeronga as a prime example of leveraging such spaces to address the growing housing needs of Queenslanders. The project’s significance extends beyond housing supply, with a projected $180 million of private sector investment stimulating the economy.



Meaghan Scanlon, Minister for Housing, underscored  the Queensland government’s commitment to providing social and affordable housing, and the partnership with the private sector at Parkside Yeronga exemplifies their dedication to meeting housing demands while fostering a sense of community.

As Bill Bennett, Director at Yeronga Heart, a public-private consortium, states, Parkside Yeronga fulfils the vision laid out in the master plan, offering a diverse range of housing options that cater to the area’s growing needs. The project not only provides homes but also ensures convenient access to transport, new facilities, and ample green spaces.

Parkside Yeronga Community Centre Proposed

Did you know that a two-storey community centre has been proposed as part of ‘Parkside Yeronga,’ a new mixed-use community development that will be completed in four stages?

A project of the Economic Development Queensland (EDQ), the new centre designed by Archipelago will provide a range of community-based uses and activities, meeting rooms, associated amenities, storage space and a lobby space. 

The lower ground storey will include a meeting room, associated amenities, storage space and the lobby space whilst the upper ground storey will provide a mix of multipurpose, meeting and staff rooms, as well as an outdoor space.

The upper ground storey will also serve as a ‘welcome hub’ to the community centre, accessed directly from the Public Plaza via an open and identifiable pedestrian entrance.

It will feature 16 car parking spaces and a pedestrian link between Villa Street and the proposed Green Spine that will adjoin East Road. It will have a maximum building height (approximately 8.75 AHD high) and will front the adjoining Public Plaza between the Yerong Commercial Building.

The subject site is on a part of land at 70 Park Road, Yeronga, which is within the Yeronga Priority Development Area (Yeronga PDA). The site was formerly the Queensland TAFE campus and has been vacant for over a decade.

The vision for Yeronga PDA is to transform the land on the corner of Park Road and Villa Street, Yeronga into an inviting, sustainable, connected and integrated place. Yeronga PDA was approved by the Queensland Government and came into effect on 9 August 2019.

“The proposal provides an integrated, multi-purpose community centre, capable of facilitating an array of community activities that will directly benefit the Yeronga and Brisbane community, providing enhanced facilitates accessible to an array of established community originations and groups, as well as the future Parkside Yeronga residents,” the planning document reads.

Have Your Say on the Parkside Yeronga Development Master Plan!

The planned redevelopment of the former Yeronga TAFE site is now a step closer to realisation as the Parkside Yeronga development plans have been released for community feedback.



The development application (DEV2021/1221) that aims to transform the 3.3ha site, that includes parts of Villa Street and Park Road in Yeronga, into a new mixed-use community centre has been lodged. The public has been given 20 business days to review and comment on the proposed master plan which ends close of business 17 December 2021.

On 10 August 2018, the former Yeronga TAFE location was declared a Priority Development Area (PDA) to help accelerate the planned transformation of the site.The redevelopment is part of State Government’s eight key projects which were identified for fast-tracking with a total investment of $66 million.

Private sector partners, including Brisbane Housing Company, JGL Properties, Children Health  Queensland, and Retire Australia, are expected to contribute around $159 million for the Parkside Yeronga development project.

The Parkside Yeronga vision

The Parkside Yeronga development master plan proposes a new two-storey Yeronga Community Centre with a GFA of 730sqm. The community centre will be the new home of Annerley-Stephens History Group Inc and All Gauge Model Railway Club Inc.

Meanwhile, a 5,500sqm graduating purpose-built Children’s Health Queensland services hub is also proposed and to be located along Villa Street. The development plan likewise proposes a Retirement living facility comprising 178 units, rising eight-storeys high and will be constructed by Retire Australia.

Brisbane Housing Company, on the other hand, will build 78 social and affordable apartment units along Park Road graduating from three storeys to six storeys. Moreover, JGL Properties will deliver 38 custom-designed townhouse units spread across four buildings of up to three storeys high.



Lastly, a publicly accessible open space next to the Beenleigh-Gold Coast rail line is also proposed along with a public plaza near Villa Street plus a green spine to serve as a visual connection between these public spaces.

An additional 2 hectares of the proposed development site was handed over to Yeronga State High Schools prior to the site being declared a Priority Development Area.

The 3.3-hectare site will be divided among Brisbane Housing Company, JGL Properties, Children Health Queensland, and Retire Australia. Each consortium will then submit separate dedicated plans for Parkside Yeronga.

The residential development consists of at least five separate blocks of multiple dwellings with a retirement and residential care facility. The commercial sites will have a childcare centre connected to a public plaza filled with shaded trees and vegetation, alongside the rest of the community facilities that may include a place of worship, offices, and healthcare establishments.

The plans also include a new home for the Yeronga Community Centre. Provisions for several pedestrian paths have also been considered in the proposal.

“The proposal guides future development within the YPDA by prescribing various controls and subdividing the site to make it ‘construction ready’ for future developers,” as per the detailed plan submitted to the State Government in September 2021. (Application #DEV2021/1221)



“This involves establishing, four (4) precincts to spatially organise development and set land use expectations for a range of stakeholders, including MEDQ (the asset owner) and the community (the end users). This process ensures only primary land uses, and some secondary land uses (generally at a lower scale) are located consistently with the intent of the Development Scheme.”
